AWFUL AWFUL COMPANY. Because of Andrew Gerard's utter incompetence I have to pay a MASSIVE additional expense with one of my properties!! As a landlord, all I can say is please rent your properties with another agency!!! Andrew Gerard are incredibly slow to sort out issues out with the properties they manage (or don't sort them out at all), which leads to the properties falling into disrepair; that in turn leads to long term damage to the properties, not to mention unhappy tenants, complaints from neighbours and so on. There are plenty of good agencies out there who are responsive, fair and reasonable; unfortunately as I had to learn the hard way, Andrew Gerard are not one of them.

I experience the services and property upkeep of these agents by virtue of owning an adjoining property. I have found them to be uncommunicative and discourteous when trying to contact them

It was a quick process to get us to sign the contract and get moved in and even throughout the tenancy communication was ok, although it did take a long time (and some things never got seen to) to actually act on what needed to be done ie fix a gate which had dropped and check on water damage to a wall. But the real issue came when it was time to end the contract. Communication was poor, and one thing was said but another done. When they needed my attention they emailed quickly and responded to my messages but when I needed their attention sometimes I just never received a reply. I am still waiting for a reply to a simple message I sent a month ago. Update: In response to the reply; if my emails were replied to or phone calls returned we could have discussed ending the contract. One tenant said he was taking over the entire contract and this was fine on your side until the day before I moved out when you had issues with the tenant not signing the contract. Communication is the issue here, not the contract.

As a landlord, all I can say is please rent your properties with another agency!!! There are plenty of good agencies out there who are responsive, fair and reasonable; unfortunately as I had to learn the hard way, Andrew Gerard are not one of them.
