Cowboy builder, total con. Will run away with your money leaving you in deep mess. Completely unprofessional behavior. Doesn't have a proper team who will do a proper professional job. No reliable plumbers or tillers or floor laying people. I gave my double storey house extension project to Knox development, One fine day Paul Yates just disappeared without completing the extension and without any credible reasons. Not at all trustworthy, don't trust the references. Just will say anything to get the job. Absolutely hopeless job - Floors are uneven, the steel beam has uneven levels with a gap of 20 cm, which is completely disastrous and unbelievable. The floor joists are also not as per the regulations. There floor joist spacing is 50 cm, whereas it should have been only 40 cm, due to which there is a bounce and lot of movement in the newly installed floors. Clearly it was done to cut corners. I have to now redo all of it. Everyday I am discovering new problems. Not following the council approved plan is one of their traits. I had a cost escalation of 20k GBP on the top of what I had already paid the builder. The building inspector and all the other independent traders who are witness as well to what happened. PLEASE DONT HIRE THESE CONS, Please don't trust any of the references provided by Paul Yates. It is completely fake. In last 2 weeks I have received threatening emails from the Builder and today this has crossed all the limits. I received a threatening text from the one of the workers who was part of Paul Yates team. He threatened to damage my property. The language used to threaten was absolute vulgar. These are not a civilized lot. I have already reported Knox development and team to west Yorkshire police. There is an ongoing investigation with West Yorkshire police. If the builder feels if this is not a true feedback, he is free to take legal course of action and resolve it legally rather than suppressing the posts from websites. However the builder choose to threaten with abusive & offensive texts, that explains a lot. I have also filed a complaint with FMB & GMC, who knox developments claim they are members of, however they are not. So beware of such rogue builders.

I have just had a patio door fitted and porch demolished. The bricklayer, joiners and electricians were very good They were pleasant to have around and provided a good level of customer service.
