Townscape Architects Harrogate

Our house is a 1901 three storey stone built traditional Harrogate property in a conservation area. In October 2017 we engaged Townscape to design a single storey rear stone and rendered orangery styled extension and a rear single storey stone & rendered pitched roof extension. The work included significant structural elements, internal refurbishment / renovation including replacement kitchen, utility, bathrooms, internal room layout changes, new electrics, plumbing and heating system throughout, and external landscaping. By end of September 2018 the work was completed. Townscape designed the works. They also: wrote the successful planning application (including provision of all the supporting drawings and interactions with the local planning authority) co-ordinated necessary inputs from the structural engineer and cost estimators obtained Building Control consents prepared a tender package and ran a competitive tender process for our building contractor, drew up the building contract, acted as the Principle Designer and contract administrator during the five month build period (including issuing bi-weekly valuations); and co-ordinated the work of those sub-contractors engaged directly by us rather than the building contractor. At all times Townscape brought a calm good-humoured professionalism to their services. They were always diligent, proactive, available and importantly created co-operative, constructive, collegiate relations with the building contractor, and other key stakeholders in our project. Russ Thornton was our project manager throughout. We were very impressed by his active listening and his attention to detail. In particular, the initial three design options which Russ provided truly reflected and enhanced what we had envisaged and demonstrated how well he had turned our conceptual ideas into a practical reality. Consequently, the design development process was short enabling us to move quickly to lodge our planning application. It was also the case on occasion that the contractor would either encounter a buildability issue or provide proposals to improve aspects of the design: Russ was always prepared to listen and constructively discuss those issues and proposals and where appropriate to recommend them to us for incorporation into the design. We enjoyed working with the Townscape team and Russ in particular. We are delighted with the look, feel and functionality of the space that Townhouse designed especially the transition between old and new. We felt that Townscape were very good value for money and we would recommend them without hesitation to anyone embarking on a similar project. Mark and Carole Richards

We bought our house in 2006 and spent years thinking about how we could get the space to work better for our family of five. We engaged Townscape Architects to help us get the design right. Nick and his team were very patient with us and eventually we agreed upon a plan. Nick made the planning process very easy and held our hand through the tender process too. We also appointed Townscape Architects to project manage for us and Nick was absolutely brilliant when it came to dealing with our builder, nothing was too much trouble and his communication was excellent throughout. We knew the project was out of our budget but Nick encouraged us to invest our money in the space over fixtures and fittings and he was absolutely right. Our project is now finished and we love the space we have created. Nick and his team helped us turn a 1970s box of house into a beautiful contemporary family home.
