    Beautiful project! Great neighborhood. A perfect sub-urban project for families. The area is serene, safe and welcoming. Bringing up kids in this type of neighborhood is especially enticing because of the communal living. It is an ongoing project and has huge potentials for those looking to start a new beginning for their families.

    Jonathan from the sales office is the only credible element at the Linden Homes Ferriby Rise site in Grimsby. I was due to complete on a coach house within days, however a growing list of build issues put me off. Incredibly they managed to fit the wrong kitchen and badly, the boiler located in a kitchen cabinet so badly fitted it stuck out the bottom of the cabinet and was so close to the side of the cabinet that it was outside the manufacturers minimum specifications and any future boiler unless it was the same size was unlikely to fit without major works. Plumbing under the sink made it impossible without modification to connect a dishwasher that Linden Homes were supplying at a mark up of 50% to high street prices. The tiny roof extractor fan was connected to an impossibly long hose connected to the highest point in the roof, however no means venting could be seen outside. The main bathroom had a bath and tiling above so far apart as to be ridiculous and a waste pipe running exactly parallel to where the bath side panel would have been had it been fitted and the skirting board wasn't long enough to reach the panel either. There was a huge area of rough plaster over the final paint finish running the full available width of the room. The skylight had a varying gap of up to half an inch on one side. In the en-suite a tile in the shower had a chunk missing and builders rubble was in the shower tray and down the plug hole. The isolator switch above the door was about 6 inches off being central. Despite the walls being fully painted gaps going back to brick work were exposed round windows and unfilled. In bedroom 2 the same window issue plus a damaged plug socket and skirting so bowed in one place it was beyond comprehension. The recessed lighting I ordered and quoted at a very high price was not fitted where I had written it down on a plan in all rooms. The Juliet balcony door was unfinished with obviously issues to the skirting below. Overall the quality of wall finishes was very poor with obvious blemishes. By the front door there had been serious damage to a plasterboard wall which had been filled so badly it looked like a 6 year old had done it. On the roof those edging tiles on the apex were falling off and 2 had. No garage door and other random issues with mortar needing attention. This is on a property I was due to move into within days. No sign of any NHBC certificate and that's not a complete list above!!!. If you MUST buy, please inspect your property before exchange of contracts and read everything your solicitor sends you regarding restrictive covenants...You will be shocked. also understand you'll be committed to paying forever for so called play areas where if you read the small print you have virtually no rights and it'll be in your deeds. Don't expect the site manager to help you either, my one and only interaction with him was appalling, he was rude and borderline aggressive, spending most of the time telling me what they won't be doing. Guess what, that was the last straw and as the customer I've had enough, I'm the customer not the enemy!!. Now I'm left with a collapsed properly chain and bills. No wonder Linden Homes are rated poorly...good luck to anyone who eventually buys plot 61...maybe Linden will actual get it in a marketable condition?
