This post is our personal experience of buying and living in Badgerwood Park. My first point is to be really sure this is what you want. For us, it has been the wrong decision. Dealing with the Positives first: the greatest selling point is the beautiful secure gated driveway down to the homes, where you are greeted by rabbits, the occasional deer, woodpeckers and other wildlife. The homes are all fed by mains water, gas and electricity which is a real plus. The homes are all on good sized plots with manageable private gardens and private driveways. A garage is an optional extra on the cost of buying a property. The surroundings are peaceful and, with 2 phases nearly complete, the residents are friendly with everyone respecting each others privacy. All the residents have created beautiful individual front gardens which, in itself, is a real selling point. It is dog/cat friendly with most residents owning small dogs (just us with a big labrador!). Aimed at over 45s the park is lovely and quiet, especially at night albeit the owl and stags rutting in the autumn. Now - the downsides. You need to be aware of the new private houses being built between the golf clubhouse and Badgerwood and the sewage treatment plant adjoining the grounds by Old Wokingham Road. Despite the secure entrance gate the perimeter is not protected and anyone can gain access. Although there is ongoing development works the ground rent has gone up each year and is one of the highest in the area. Groundsmen maintain communal areas (some of which you are encouraged not to use due to uneven ground) and there is a weekly roadsweeper. At present, no additional landscaping has been undertaken. You need a car to access local amenities easily, as no pedestrian paths adjoin the park and the nearest busstop entails a walk along an unlit through road with access to golfcourse, cemetery, sports fields and pavilion. The nearest local shops are also a good 20 minute walk. When buying a home, you can make it bespoke to your preferred layout, colour scheme which is a positive. Be aware that the 1 year warranty from the manufacturer starts from the date the home is sited. You need to persist with snagging repairs as this appears to be a torturous experience, irrespective of which manufacturer you choose. Finally, there is no guarantee the park will not be developed beyond Phase 3. Hope this is useful.

It's the best place I've lived, nestled deep in Bracknell Forest close to.Nine Mile Ride and surrounded by magnificent Scots Pines, an oasis of peace, away from the hubub of the post-pandemic stress. It's unfortunate it the Park Management can't get things sorted by delivering what they promised

The park is set in an idyllic location but the plots were on the snug side so not ideal in our opinion. Would also suggest that you research the area.
