Run a mile from renting here. I've rented for over fifteen years in London, Cambridge & Birmingham and never had such bad experience with a property, landlord or agency. The property looked great on initial inspection but many problems due to poor design. Issues not fixed so I had weeks with no hot water in winter. It also cost of fortune to keep a few rooms warm - and that was before the increase in energy prices. The new storage heaters fitted as free gov grant didn't reduce that cost unfortunately. The solar panels are for hot water only not other elec/heaters & on my smart meter turning on water heater still cost a lot - had to boost and wait to get a bath. One repair example - the front door let's water in when it rains heavily - literally come home to a hall with a puddle. Despite it affecting the floors & being unacceptable - as with other repairs (so many!) multiple shoddy fix attempts, and in this case they never resolved. Other neighbors had same issue with leaks through front doors. Mould which they sand & paint over. The landlord appears to be very wealthy (which I don't mind in itself) but spends minimum possible on everything. They do send trades people out if you ask sometimes chase but they are often clueless unfortunately, and do a repair that doesn't address the problem or will tell you they aren't allowed to fix it properly/can only do X (the cheap option). Agency similarly looks glossy but they and the landlord are very difficult as soon as you move in if anything isn't right. They turn up for inspections without notice. They tried to make me increase rent after signing a contract. Just look at their unusual disclaimer on rental adverts on rightmove to cover themselves from misleading miss selling presumably after being sued they are nervous. The agency did appear to behave more reasonably after I believe they were successfully sued by tenant for a not leaving a property in such a state with mould. Sad as the little close and the houses appear great to start & could have been great homes and nice neighbors. Look after yourself and look elsewhere.
