    A company not to be trusted. Having used Simple Landlords for 10 years, most recently we chose to look elsewhere, by doing so we saved over 100 by using Direct Line. Having cancelled the renewal with Simply via email (4 times) some 7 weeks later we are still waiting for a full refund as they ignored our cancellation and continued to charge my credit card over 200. They rarely respond to emails. If they do, they always have some obscure excuse, such as our systems have been down....we have experienced email issues...etc...etc... Please take my advice....avoid Simply and try Direct Line instead, you will save money, time and frustration.

    SL are fine when they are collecting their premiums but as soon as you need to make a claim they are the most useless company ever. One of the properties I insured through this company was a set of three flats. I had insured this property through SL for a number of years without issue (or claim), however late last May there was a fire at the rear of the property. 05.06.18; claim approved on Loss Adjusters visit. Loss Adjuster says that someone will contact me to board up the property as an emergency. It was obviously not that much of an emergency to SL as it took three weeks and a number of chase up calls from me to get someone to actually come and secure the property. During which time tenants left the property as it was not habitable or secure and further damage was done to the insecure property. SL gave me the option of sorting the works and sending them the invoices for repayment or for them to sort the works. I asked them to get it sorted as I live 90+miles away .. BIG MISTAKE! .. Two and a half months after the claim was approved, they had done NOTHING. I, in the meantime, had taken days off work and been over to the property on three occasions, had three skips delivered and filled them with the burnt remains from the flats, outbuildings and sheds, none of which have been reimbursed to date. 31.08.18; scaffolding finally erected at the property and the two flat roof areas and *some* of the rainwater pipes and gutters were replaced. were recovered during September. ANOTHER THREE MONTHS OF NOTHING Mid December; melted/cracked and missing doors and windows finally replaced and some of the rendering was repaired. TWO MORE MONTHS OF NOTHING 21.02.19 the brickie is supposed to be coming to sort a lintel. 28.02.19 the rendering repair is supposed to be getting finished. .. and I am still waiting for them to sort the rest of the rainwater, waste water pipes and melted boiler flues which the subcontractor had no idea about. SL have used subcontractors all based 60+ miles away from the property in Sheffield so no-one ever arrives until half way through the day on the rare days they have worked. I have three empty flats, no income from three properties for over nine months with a loss of rent claim mounting due to SL incompetence. Insurance renewal time and I get a quote through for 61% higher than the current year. OK, I expected it to go up because of the claim but this isnt the end of it. I rang them to renew the policy at the new price but they increase the price even more. They then reviewed the premium to be more than three and a quarter times higher than my original premium. Why? Due to the size of the claim which obviously includes 5 months hire for scaffolding that should have only been needed for 14 days maximum, and a loss of rent which if they had sorted the claim out promptly and efficiently would be a fraction of what it will end up being. Suffice to say I have not renewed my policy with them and will be moving the rest of my portfolio away from them as the respective policies come up for renewal. The premiums may be reasonable but if you insure via SL you better hope that never have to make a claim!

    Read the small print folks! Just phoned to cancel a policy due to house sale. The policy should end on 08 May 2018. Cancellation charges mean I actually owe Simple Landlords Insurance money!!!
