HML East Malling

Unfortunately took 3 weeks to look into fixing an infestation of potentially dangerous bugs and then didn't do the job properly. Then when you call for help, Michelle (Team Leader) was rude, arrogant and completely incompetent of dealing with the issue. Too busy saying about costs over peoples safety. HML should be embarrassed to employ such a poor individual to represent their business.

Finally after 5 property managers at HML in 7 years we seem to have a good one. Lets hope it lasts. After a disastrous estate manager for this over 60s development who did nothing except shut himself away and drink half the day we now have a real hard worker who does the job properly.

If I could put 0 stars, then I would. This company is absolutely shambolic. I have lived in a property run by this company since may 2018 and I cannot wait to get out! How much they charge for service charge is disgusting and the expenditure of what they say our money goes towards is absolutely ridiculous. Our communal hallway area has had mould on the ceiling. This was first reported back in February 2019 and it has not been yet properly fixed. The window in the communal area has been smashed and broken due to a contractor leaving it open and high winds broke it. This was back in 2020. The window has been boarded up and looks disgusting, but they are in no hurry to fix it. Due to this, my flat is getting a breeze around the door, so I installed seals around the door on the inside. This has now been deemed a non fire safe door and now I have to replace the whole door. I cant win! They also took away the fire extinguishers from the communal area due to having anything in the communal area is a fire hazard. THE IRONY! The building manager is absolutely useless. The whole company is absolutely useless. DO NOT BUY A PROPERTY THAT IS RUN BY THIS COMPANY. I cannot wait to get out and leave these absolute jokers.

If I could give less I would..... I unfortunately moved onto an estate run by this company back in August 2021. To date they still haven't sent me a bill for the management fees as they still haven't put my name on the account.... This normally wouldn't be a massive issue but after reading numerous reviews about HML, I know they won't hesitate to take me to court for the fees. I have been calling them since August 2021, if they answer the phone which is rare, then you get passed from pillar to post as no one seems to know who I need to speak to. Eventually I end up being given an email address which I have emailed continously for the past 6 months only to receive generic sorry we are busy right now, please be patient responses. I have no idea how much the fees are or how much I'm going to have to back pay. I also don't know what we are paying them for when we pay an extortionate amount of council tax and I can see no evidence of anything that could be considered part of that cost. As far as I can tell they take your money and give nothing back, they are the biggest scam going. I love living here and I love my house but as soon as my 5 year fixed mortgage is up I'm going to sell and get out.... DO NOT BUY A PROPERTY THAT IS RUN BY THIS SHAMBOLIC COMPANY.
