Beatriz Bianchi did the refurbishment of my 2 bedrooms mansion flat in Queens Club Gardens. She planned and designed everything expertly and I was very satisfied. I am certainly recommend her.

A lady called Beatriz Bianchi gave us a consultation as a representative from Effectiveness by Design. At the start she was very easy going and smooth talking, however it turned out that she was significantly economical with the truth until the point money changed hands. Literally told me I will not need a planning permission, then once i paid the deposit, that changed into "you will need a planning permission, it will take 8 weeks and will cost another 300 quid". Refused to give me my deposits back. Stay well clear of this company to avoid disappointment.

Beatriz Bianchi who I think is the owner submitted an application for one of her clients and listed the incorrect address as the contact address. We received a call from the person who actually lived at the address who expressed they were concerned their address was being used for correspondence when they have no idea who the applicant was. I call Beatriz as her number was listed on the application to see if she could have the address removed as information on planning portals are public and the owner had not consented to her address being used, not only was she very rude she was also very rude and hung up the phone. Seriously dont bother using them if this is how they work

Beatriz of Effectiveness By Design agreed to design a home extension for my family. When you first meet her she seems nice, but you soon learn she is not professional and someone to AVOID! She took the money and then produced incorrect plans different than what was agreed. She submitted it and then refused to alter it to what was originally agreed. This was based on what she thought would be easier to get approved as opposed to what my aunt wanted. My aunt then contacted the council to request an alteration to her application. Inexplicably, Beatriz then attempted to secretly sabbotage this application request. What Beatriz didn't realise is that my aunt got a copy of the secret e-mail to the planning officer which she later lies about. I attach a screenshots of the e-mails as evidence where she tells the council to ignore the applicant's request in favour of keeping her own incorrect submissions so she wouldnt have to change them to what was originally agreed with her client. She also asks the council not to tell her client (my aunt) about her request. Before Beatriz's drawings were even formally approved or rejected by the council, she then took it upon herself to produce structural drawings based on those incorrect plans and attempted to claim payment for them despite being told they were not wanted and would not be used. All work she was required to do is pre-paid in advance so this was not accepted. She now threatens legal action and began slandering my family. I will be complaining to the Chartered Society of Designers about her conduct and sharing the evidence.
