Booked the Coach House for a rare weekend that friends' work schedules aligned. It was great that the booking (make sure to book with them directly if you do!) was for the whole weekend and not per night, as it meant that we didn't have to rush off on Sunday morning. We enjoyed a long weekend of board games on a suitably large dining table, plus chilling out in the hot tub. However, there were a few issues which let the place down. Pros: - Mostly a good standard of cleanliness. However, did find rubbish in one of the bedroom drawers (including a condom wrapper) that must have been left by a previous visitor and had not been removed. - Good size dining table and living room, perfect for meeting up with friends for socialising and board gaming. - Hot tub was wonderful; already hot when we arrived and very clean. - Warm and toasty with the heating on. - Neighbouring alpaca! - Amazing local scenery. - Dog-friendly (need to ask in advance) Cons: - Pizza oven was filthy and had to be cleaned extensively before use. Even afterwards, the base was chipped so it was difficult to make good pizzas. The pizza peel was tiny. I don't think they expect anyone to actually use the pizza oven, but we'd committed to it by bringing pre-made dough. - Sauna was full of mould and was therefore unusable. These first two points are explainable given that it was winter and we paid an off-peak price. However, if they are not maintained in the winter then this should be explicitly stated. - The kitchen only had the bare minimum. Plenty of cookware and plates, but limited washing up liquid and dishwasher tablets. Only the kitchen sink had hand soap; none of the rooms did, plus there wasn't very much loo roll. Although all kitchen implements are provided, basics such as salt, pepper, and cooking oil are not. - The wooden countertop around the sink was discoloured and mouldy, plus the extractor fan light didn't work and was dirty. - Hot tub cover was broken meaning it was difficult to remove and re-cover. - Advertised to have electric car charging but the only connector was an outdated type with no adaptors available (friend had to go and charge elsewhere). - Some of the bedrooms did not have working blinds on the windows, meaning its occupants were woken up at sunrise. We paid 950 for the weekend for 11 of us, which was okay given it was a fairly last-minute booking and it was the best value available. However, I would not have been happy to pay the summer prices for this place (or even the weekend's AirBnB prices had we not booked directly) if all the issues were the same. In conclusion if you would like to book, book with caution and book directly through their website. If there are any amenities that you are especially wanting to use, clarify that they are in good working order and available before you do so. It's such a shame as this place could be so nice with just a little more upkeep and maintenance.

The outside let this place down due to the neglect. The weeds and plants and trees all over grown. Hottub not working correctly, couldn't use the private court yard due to the overgrowth of weeds and plants, which attracted the flies and there were a lot of them. The barbecue areas you can't use as they are not cleaned since last use and they were all the same. The Inside of the kingfisher cottage required a lot of TLC. This is definitely not a luxury place but could be if it was updated and cleaned up. The services that were available were great and would be a great place if cleaned up and maintained as it should be. The disabled facilities were good but the flooring was a death trap and it flooded and when water hit the floor it was a hugh slip danger. I would only return if it was cleaned up and the updating had been carried out. Still enjoyed ourselves, the location is beautiful. At the moment it is definitely not worth the money you have to pay. Pity as it really could be a fantastic place.

Amazing place to spend a day or a weekend with your family. The river Tyne is only a 50 metres walk, table tennis, football pitch, BBQs, a wide range of trees and plants, birds, Lamas, chickens, rabbits, lambs and many other beautiful things children must do and see. Lovely and generous owner. Thanks
