I was an owner but a novice in the area of holiday type letting. I had a vacant Chichester property potentially suitable to rent for short terms. It was advertised and put onto the market via AirBnB. Dominic and Crossmeads arranged that bit. They were friendly experienced and very enthusiastic and responsive and so took away the anxieties of; initiating the process, appropriate provisioning, marketing, cleaning, changeovers and also the financial aspects of collecting monies. I got a realistic view on how it would all go, before I started and there was the option to completely divest myself of all the day to day responsibilities. Overall we achieved a 58% occupancy with no shocks or disasters and it was a worthwhile enterprise. I established eligibility and was able to get small business rates relief through the council so there was no need to pay any rates! Short term letting can be tricky, with last minute move ins at very short notice periods. But, I think it was important for me to be local enough to maintain oversight overall, since Crossmeads seemed responsive rather than proactive, at times. Allowing very short term visits can reduce the daily profitability, since the actual changeover cleaning fees were significantly bigger than the AirB&B 'cleaning allowance'. It might have been possible to use the short term letting as a way of testing the market for finding a buyer or longer term tenant too. The property currently has our family in it, but I would recommend and use Crossmeads again, if our circumstances changed.
