We enjoyed our time staying in one of Chris houses. We were welcomed from the start and the house was perfect. Collectively we agreed that the maintenance response was a little slow but there was no major issues. Would recommend Chris and the team to anyone looking for a student house in Cheltenham

Through out my tenancy at 34 St. Pauls Road, Chris failed to provide a high-quality property which he 'prides' himself on having on his website. I had several problems regarding the condition of the walls (both black mould and woodlice), so it is surprising that Chris would choose to take issue with something as trivial as blue tac marks whilst he ignored our complaints of much more serious problems during our tenancy (rats). He charged me for repainting the walls, even though I told him countless times that my paint was falling down and did not deal with it. During my first week of moving in, my window on the 6th floor broke. The condition of the window was poor before our arrival. Chris, himself, has accepted that the condition of the window was subject to wear and tear and as such it is entirely unsurprising that the window failed under the pressure of a storm. It is unfair for Chris to demand that his tenants pay for the failure of features of his property that are already structural unsound. As you can see from the attached image, the bottom left panel of the window, it is structural unsound. It is entirely unsurprising that it fell under the force of wind. There is clearly a huge fracture going through the hinges of the window. As both windows have been redone, I wouldnt be surprised if he was also charging me for the service done to the other. Perhaps what makes these charges so ridiculous, is bearing in mind the tolerance we had for problems most people would have not tolerated for one night. Such as the dog sized rat which according to the exterminator entered into the premise through a pre-existing hole in the properties wall. This was also not the only rat found. I have attached the picture of the rat in our kitchen cupboard. This issue was brought to Chris' attention at the beginning of our tenancy, yet was not dealt with to the end due to the fact he simply ignores all of our messages. There are some five star reviews left from my housemates which were asked to do for Chris and Kirsty as they had received some one star reviews early on in our tenancy. These are not accurate reviews as they were pressured and we were nervous around him. I would not feel comfortable recommending Chris' services. He took money of the deposit for things he admitted were due to "wear and tear" and he is manipulative. We, in good faith, accepted the black mould, rats and woodlice without making any formal complaints (mostly due to the fact that we were occupied with studies) and I was hoping he would acknowledge this and not seek to charge us anymore.
