Great place to live but the prices are skyrocketing. Overall build quality is quite poor.

If I were to rate the concierge staff alone, I would give this an unresounding 5/5. The concierge staff are most excellent; incredibly friendly and helpful, all despite having to put up with some pretty poor tenants. From a rental perspective, Gordon & Co are also most excellent, but I have already given them a separate 5/5 review. On the negative side: The tenant, home-owner occupancy is not well balanced. There are many seemingly wealthy international students (or student-aged tenants), and they really don't do their bit to keep the place running well. There are frequent water blockages because they flush diapers and the such down the toilets. They also tend to be a little less friendly on the demeanour side, which affects the vibe of the place. The contractor that maintains the building is shockingly bad. Lend Lease do a terrible job; poor quality, VERY slow and they outright tell lies, such as repeatedly claiming to have washed windows when they just don't. If I were to rate them I would give them one star, and that's only because zero isn't an option. Good location though, with easy access to the city and all the best London sites.

Why would you live here. Unsafe area and awful station. High price of flats and service charge + ground rent 3200 per year. These property developers are very funny.

Really nice apartments with amazing views of the West End, the City and Canary Wharf. Communal areas nicely decorated and really well maintained. 24h concierge, bikes storage and a room for take-away delivery on the ground floor. Gym/swimming pool next door and various shops on the ground floor (Sainsbury's, Pret, dentist, etc.) They have really strict rules for everything though: definitely not a great place to live if you are a young student.
