These people are crooks. They presented me a deal in Salford and misled me that the house was ready for exchange and urged me to pay the 1st & 2nd payments fast, totaling GBP8000. Then I never heard from them again. Mike Purves is my sales, and before I signed the contract, I specifically asked if the fee is refundable if the deal fails, and he confirmed to me that the fee is refundable if the deal doesn't work out. The deal failed and no one could explain why and how it failed. They only said it is not going to work. Now, Vicki Benn from Bury office said the fee is only transferable to another project and not refundable. Meanwhile they keep pitching deals in Lancaster at a much higher price point and I told them that I don't want that area. I just want my money back from 1st deal. They think we are overseas investors so can lie and cheat. I now need to file claims with court proceedings to get the money back. When they want your money, they call you nonstop. When you call them now with issues, they never pick up the phones. This rating shouldn't be 1 star, it should be negative 10 stars. I am looking to file complaints with all ombudsmans involved. STAY AWAY FROM THIS COMPANY. Whoever is responding to the reviews from Company, you should state your name and position with Company so we can resolve this.

Where do I start! First of all, all they care about is making the sale and that is ALL they care about. Once they have your money dont expect to hear much from them, they pick and choose when they reply to you and which questions they want to answer. If they dont have an answer to your question it will simply get ignored. Ive parted with a lot of money and have been mislead by these people. I was lead to believe that all properties were completed to a high standard, this is not true as I recently walked through the door of my house the completed project and I was so disappointed as to how it had been left. The house needs more work doing (which they didnt advise me on) as well as being left in a terrible state with boot prints covering the floors but apparently I didnt pay to have the builders leave the house in the same condition they found it. By my standard, you make a mess you clean it up, but Ive learnt very quickly that they have very low standards and believe their own lies. When I spoke to them about this on the phone I was told what do you expect?. This is exactly the attitude you can expect from them and this is the extemely poor customer care they provide. Honestly this is just a small insight as to what theyre like. But I dont have hours to write every detail. Stay clear and dont involve yourself with these people.

In my opinion and experience, extremely disappointed with this company. Tried to make an investment with them, notice that they we're extremely quick for upfront payment and then went quiet after you paid fees. Bottom line, felt uncomfortable with investing with them because in my opinion their lack of communication with me. I've now cancelled my investment. Now they say that according to their terms and conditions that I cannot get my investment back. They said that this was their fees for doing some finance work for me. I've lost under 20,000. Just an update. I was told by this company that if I didn't continue investing in one of their projects then I would lose the 19:000 of my hard earned cash. They wanted me to invest a further 49,000.00 with them on a project. This is really worrying, unless I spend another huge amount of money with them then I've basically lost 19,000.00 for a little bit of finance work. Incredible. I've got nothing to show for the work that they have done for me, even though I've asked for it recently by a telephone call. So, I said okay I don't want to lose my money, so I feel that I have no choice but to continue investing in one of their projects. However a recent article came out in "Which"magazine about how difficult it would be for buy to let landlords to remortgage a property from this October. I asked them for their advice on this and I haven't heard back from them now. It seems that they're not willing to help me and I have to accept that I have lost 19:000 pounds just like that. As things develop, I will keep letting you know. Hi again. I recently suggested that we should be able to negotiate a fair price for actual work (financing) carried out. I suggested that they can take a payment of 10,000 and refund me 9,000. Absolutely no response. What shocking behaviour from a company. Utter disgrace. Not willing to communicate at all. below is info that I sent to them a while ago. Hi Vicki Really good to hear from you. I thank you for your email that you sent to us today with your explanation of sequence of events. I thought I would attach these other emails about the reason why we pulled out of further investing with yourselves. The biggest problem is the lack of communication from yourselves as demonstrated by your latest email to me. Your company takes ages to reply to me, and there seems to be a pattern of using the excuse that "I did send you an email but I cannot find it now." As a reminder as to why we pulled out was because of the lack of communication, it seems that when there was a need for funds from us, there was a constant pressure, when we paid you quickly then your company went dark on communicating. You didn't reply to phone calls or messages and when I wanted to contact your agent, it seems that I wasn't allowed to bother him anymore. When I left phone messages with your agent, I kept getting text messages saying that I will call you later. This never happened. We started to get nervous in wanting to invest such huge sums of money with your company because your lack of feedback made us loose confidence with yourselves. I see that you feel that my attempt at reaching a compromise with yourselves as "blackmail" I was only trying to see if we could come up with a fair compromise on a situation where projects was not completed. Also, please note that your company also changed its terms and conditions without notice midway through our dealings with you. Initially we were supposed to pay you for work through a stage process. Once you've completed a stage of works then we would then pay. However you changed this arrangement, you now demanded payment upfront before you carried out a phase of work. I never received any memorandum of sale for any of the properties, no completed building designs. I never received anything from yourselves, not according to your revised terms and conditions. Hi Vicki I noticed that you mentioned settling this process in court, but interestingly you used the expression "British legal system". Why the emphasis on "British", A bit racist??
