Steph was so good through the buying process, and also whenever I've asked anything of her, but the overall aftercare from anwyl is not great. I've has standing water on 1 side of my back garden for the 2 winters Ive been here, meaning the garden is unusable from october to may. Overall snags, anwyl have been very slow to fix issues, almost as if they want you to give up trying. Overall, not what I was expecting so I wouldn't recommend.

Agree with other reviewers, the gardens a disgrace. I've had to pay for reparation of my garden myself, at great expense, as anwyl dodge all responsibility. Perfect example is making up a rule that they dont inspect gardens in winter, meaning better weather conditions so problem not there to see. A few months after moving in, winds barely over 50 mph caused a lot of damage to roofs across the development and only after a few of us got together did anwyl agree to resolve 'as a good will gesture'. Anyone looking to buy here, think carefully about what can go wrong so you make a balanced decision and can afford potential extra costs to fix anwyl failures.

Avoid at all costs. As with everyone on the development we had a shockingly bad quality of garden, built on top of rubble and after 10 months they finally agreed to returf the garden with grass that was already brown. The skirting in the living room was an inch away from the wall because the flooring was nailed in too tight. The skink in the bathroom wasn't level so needed fully removing and reinstalling. The main bathroom had two leaks, one causing water damage downstairs and one because the shower wasn't fitted properly. We had a power outage because the extractor fan wasn't correctly installed or sealed, allowing water to gather inside the electrical panel triggering the electrics to blow. Damaged brickwork. Scratched windows they tried to refuse to replace because I didn't put it on the key inspection report on day 1. This was picked up the same week by our professional snagger. Creaking floor boards upstairs. Bannister on the stairs rocking significantly if you put any weight on it. They've put it down to poor design and refuse to replace it. Their suggestion was to put a block of wood to attach it to the wall. Broken door handle on the French doors Back door wasn't secure Missing sealant around the house Damaged paintwork and door frames Cracked roof tiles on both the house and separate garage. Most of the estate have experienced 2 full power supply outages last week. We don't know the cause of it yet but one outage was for over 6 hours without electricity. If you do buy a house through this company make sure you hire a snag inspector and chase relentlessly to get your snags completed. Customer services is shocking.

Don't be fooled by the thoughtfulness of the ladies in the sales office. Once you are in your house, there are major battles they won't put right; significant, life-changing problems unless you fight tooth and nail. We had defective roofs for almost a year and had to threaten legal action to get them to eventually remove and replace the roofs. Our houses, gardens and cars were thick with a layer of dust caused by them not following their own environment plan submitted with their planning application. They refused to do anything about this until a complaint was made to the environment agency. Now many properties have standing water in their gardens that are unusable all winter because they have built the houses on clay and not put sufficient drainage in place, despite flooding being a major cause for objections at the time of their planning application. Several homeowners have been told they are not going to inspect their gardens in winter and have gone back on their word to fit drainage. They have said the NHBC only recomment they fit drainage if water is standing within 3m of the house. If the rest of your garden is under a foot of water it is not their problem. Be ready for a battle if you buy an Anwyl house.

Caution! Please Read! I must warn people to err on the side of caution with this developer. The first question you should ask is 'Why are Anwyl not part of the HBF New Home Customer Satisfaction Survey like every other developer?'. The answer is quite simple, as they wouldn't get anywhere close to being a 5* developer like their competitors. Developers of all sizes, from the largest, to the smaller developers, register to the survey in hopes to achieve a 5* report so they can advertise this proudly on all their sites. Unfortunately, Anwyl are clearly well aware that they wouldn't achieve this given their poor build quality and abhorrent customer service. They rush you into a home and tell you that if you don't pick up any major faults during the handover process, then these would not be replaced. We had the salesperson waiting with us and watching over us. This is meant to be an exciting time to get our keys, which unfortunately turned into a stressful time! There was no care for us needing to get back to work. 12 months on and our 'snag' list is no where near complete. Instead, tireless battles with the developer, constant chasing up and feeling deflated from rude replies. If you're plan is to move into your perfect home, then unfortunately Anwyl are not the developer for you. I have friends who have moved in with other developers (ironically who are 5* rated) with some inevitable issues, but more importantly, issues that are rectified fairly and timely. Their 'Customer Care' team seem to be immoral robots with regurgitated responses to wear down their customers after they have received their money. I am happy to discuss this in further detail with any new potential owners, as we are usually people who are quite easy-going and fair, however, it's impossible to be this way given our, and our neighbours', experiences. Also, their Trustpilot reviews are artificially built up by their internal employees. It's quite obvious when you look into it, however, again another way they they continue to deceive their current/potential customers.
