Most of its members are chavs and unprofessional. I'd honestly question the level of education some of their colleagues have got. Its clear management doesn't care. Their properties are in shocking states. Reviews don't do justice.

I would like to be able to give this business 0 stars. Any reports of problems left with them are dealt with at a glacial pace, and they are not above gaslighting residents in to denying that obvious problems exist. If you are planning to purchase a property that this lot manage and aren't a slumlord with total disregard for your tenants then please be extremely careful!

Negligent and shocking Management company. There's a blockage in one of the main buildings they manage in John Silkin Lane and they would rather "protect the funds" i.e. the service charge than adequately maintain the building. Really disappointed beware. C Beddall also have a nerve to imply that I've provided incorrect information and to not apologise profusely for their incompetent and inefficient management service. It's clear they do not have the staff or infrastructure to resolve large volume of customer complaints and property management issues in a timely manner and there is no remorse. The ongoing dispute in question has last for nearly 3 months. I have provided evidence from multiple independent plumbers that the issue lies externally. I've asked C Beddall to send independent contractors for a 2nd review however they sent back the exact same drainage engineer. The contractor in question has refused to liaise directly with me despite me contacting C Beddall and the drainage organisation directly asking them to do so. It's unfortunate if this review is damaging to C Beddall's reputation but it does not deflect from the abysmal management service on offer here and the fact that I'm now left to resolve the matter with the blockage externally myself, at my own cost.

A property management company has a duty of care to provide residents with a safe and habitable environment, and take action when this isn't the case. Not this management. We have been left now on FIVE separate occasions in a number of weeks with no bathroom water for days at a time in our flat (EN8 9BY). Company is refusing to send someone out to actually fix the issue, forcing us to look for other living arrangements elsewhere. We are not the only ones who are suffering with this problem on our block. An absolute disgrace to the system and nothing but negligent behaviour. If you are a tenant or landlord avoid at all costs unless you want to be inundated with issues and pay for a property you can't live in. Edit - the reply below is a complete lie. The issue was down to the communal water tank and had nothing to do with another flat. Embarrassing!
