    I purchased my first flat through Paul Bott & Co. The process was incredibly smooth and the team were really friendly and a pleasure to deal with.. at the time of buying.. Unfortunately I have since learnt that I was deceived (intentionally or otherwise) on several occasions. I thought they were different to the estate agent stereotype but it turns out theyre probably not. I was advised against getting a survey due to it being a waste of my money for a flat and to spend it on a night out instead. My responsibility for ultimately not doing so, but it felt like at best bad advice, and at worse a bit of cheap trick to a first time buyer. I was told the flats service fee went into a sinking fund but it turns out all of this fee goes to the management company and any building works come at a separate cost to the flat owners. When I asked about the neighbours in the flat above I was told it was a second home for them so they wouldnt be around much. This isnt the case and never has been. As these were said to me in person and not over email, it makes me think it was intentional. They had my trust and then lost it so I would suggest inexperienced first time buyers are careful.

    If Mike and Maria are still with the company, my recommendation is to definitely avoid. Had a truly awful experience a few years ago as a tenant renting through the lettings side of this company. Was lied to in various ways to get me into the flat. The flat was filthy when we moved in, and when we complained about it, the person on the phone seemed to treat it as a personal attack as apparently they were there supervising the cleaner when they cleaned it. Right. For the first 2 weeks (despite raising this early on) had a key to the communal front door that did not work, so we had to make sure one of us was in the flat or annoy the other residents through the intercom system to get back in. Very uncomfortable. Imagine renting a place and then not having a working key! We were left without heating and hot water for a number of days in the winter and they provided an electric heater, which barely worked, as a substitute. After we moved out and notified the council that we had moved out, they lied to the council stating that we were living there past the move-out date so that we had to pay some council tax for time that we were not even living there. When we told them that we would like to move out early, they sent someone round to allow potential new tenants to view without even confirming the time and day of the viewing with us, or whether we had the flat ready for viewing. They were unwilling to provide any kind of goodwill gesture for this. I should have reported them to the ombudsman really, but I had a lot going on at the time. AVOID.
