A loss adjuster from our insurance company arrived a week post flood and said that there was going to be a considerable delay due to the volume of claims, she suggested that we might like to take a cash settlement .
The resulting offer would have only paid for a skip and a strip out of roof insulation, leaving me to foot the bill for all the repairs required.
This is when I realised that I needed help in the claims process, and following an online local search for a loss assessor, I found Paul Edmonds of Insurance Claims Solutions.
Paul had previously worked as a loss adjustor and brings a wealth of knowledge and experience to the table in this complex industry.
He took over the entire claims process with the insurance company.
This was an absolute lifeline and reduced the day-to-day stresses that otherwise I would have faced alone.
Paul uses his professional contacts and chartered surveyors to review the damages sustained and provides a professionally written reports to add weight to the insurance claim being submitted, all of which had a positive outcome for me.
Paul is personable, professional and tenacious, he will achieve the goal he has set, despite any difficulties encountered, he perseveres.
He is methodical in his work and keeps you informed of every step of the progress being made, right through to the insurance company admitting liability, providing a cash settlement that will now pay for the cost of the repairs.
His professional fees are open and transparent from the outset and represents good value for money.

Until Paul's involvement the insurance company spent 7 weeks being unethical, unhelpful, slow and evasive. Within 48 hours of Paul's involvement they had met our original claim in full.

A huge value of his service is that he will spot things that need to be sorted that I certainly wouldn't have known about or claimed for. An example was the en suite was covered in soot from smoke, I would have just cleaned off the tiles and not claimed for that, but he pointed out that the smell would be embedded in the grout which you'd never get rid of, the plaster could well be damaged from the water which would create problems with the tiles falling off at a later date and the whole lot would need to be stripped out. that saved me a lot of future problems.
He's clearly well known and well respected in the industry as the loss adjustor from the insurance company was on friendly terms with him and given his workload he seemed very happy to be dealing with Paul knowing that he'd put in a sensible claim that would more than likely get waved through without too much arguing from the insurance company. I went for the option where Paul would instruct his own builders as it was a massive job, and quite frankly I didn't want to go to the hassle of trying to find my own builders who might not even be able to do the job in time, but I'd have to pay out of my own pocket while I waited for an insurance payout to come through.
The house was in a terrible state, not only was the loft conversion completely gutted by fire but the water had run through the ceilings down to the ground floor. Paul used a company called Edulis Group and they absolutely worked their socks off on a 3 storey house because they knew I was on a very tight schedule and they were absolutely brilliant and so helpful and the quality of the workmanship was superb.
In short, the fire happened in April and By August when the new tenants were ready to move in I had what effectively looked like a brand new house, (even the council who deal with HMO licencing, and the university accommodations officer couldn't quite believe the turnaround and were impressed with what was achieved) I had the lost rent in my bank account and hadn't had to spend a penny on anything . Having heard horror stories about how long it takes for insurance companies to pay out I am convinced that if I'd tried doing it myself I'd probably still be waiting to get it done and would have settled for a much lower payout than I would have needed to get the job done properly.
I highly recommend ICS, I hope I don't have to use the services of ICS again, but if the situation arose I'd be straight back, it's a no-brainer.
