I would give this guest house a Nil star rating except I can't complain about the location, or the cleanliness of the room, but that's where it ends. Having read reviews and looked at pictures online we were expecting good things but as it turned out we were massively disappointed (and I would love to know where all these positive reviews have come from because they bear no resemblance to the actual hotel). If we hadn't be so time constrained I would have simply walked out and gone elsewhere the moment I walked through the front door, and it didn't get any better. The whole place has the feel of a student residence and it seems to be in the same sort of repair. There's no reception and as you walk in there's a small shelf on the wall in the hallway that's overloaded with clutter. The carpet in the carpet in the stairwell is heavily stained and there was DIY stuff and cleaning equipment cluttering the landings, along with a pervasive musty smell. Our room was classed as a family room with a tiny bathroom in which the door was too small for the frame. The decor was very old and tired with loose cables trailing down the walls and around the edges of the room and the furniture was a collection of cheap and mismatched items. The bed was an old pine bed, with a decent enough mattress except that the slats on the bed were bowed, which meant you had to cling to the side of the bed or roll into the middle when trying to sleep. Our room overlooked the guest house back garden, which was actually a scrap metal yard or so it seemed, as there was so much rubbish in it. Had we been charged 50 a night I would probably still have quibbled a bit but at 140 a night I expected a much high quality of accommodation. I argued with the owner that we were overcharged and her defence was that I was clearly racist.....what a lovely lady. So if you want a place that's clean and close to the beach and don't mind being charged exorbitant prices to stay in student digs, then I guess you'll love it.

Really shabby decor, nothing like website. Bed must have been broken as dipped in centre so both had very bad nights sleep. Expected much better quality & decor considering price. It was called the suite which we thought was a rather liberal description to say the least. Very tiny bathroom with nowhere to put anything. However, the room was very clean and we were able to park outside paying for a parking permit which was very handy.

Amazing location at a short walking distance from the beach. The room was clean and spacious with an en-suite bathroom with shower. There was also a fan provided which was very convenient after realising how hot it gets in Brighton during the day (relative I know). Even though I didnt get a chance to stay in (if it had rained for example) I would have been very happy to stay in the room all day! Stayed for 2 nights after extending the stay on the first morning and the lovely lady was very nice by giving good suggestions for places to visit. Will most likely stay here for my next visit:))
