Not the cheapest but certainly a cute hotel, in an old Victorian school building. We had afternoon tea here and it was most enjoyable. Great gluten free options too. Lovely staff and service. One tip: do away with plastic plants and replace them with real ones.

I paid 133 for the smallest room option for a booking in the middle of the week in off season (ie mid January). Check in process was a bit wobbly but overall fine. And while I don't mind cozy spaces, the shower space was very (and unnecessarily) tight. In addition, the plastic toys littered in the garden were in line with an overall sense of the property being somewhat poorly attended to. Not what I expected for the price, and for the 5 star rating. Inside, the decor of the main reception room and stairwell halls was that of odd contemporary framed pictures (akin to pictures of gum wrappers) with pots of plastic flowers / plants throughout. Again, not quite what I expected from the photos. To top it off, the breakfast room was too chilly for comfort. I understand the political and economic needs to turn temps down, but refusing to the allow breakfast to be had in the room to compensate for this was disappointing, not that the menu offerings of typical breakfast fairs (mushrooms on an english muffin being the most innovative) were overly appealing. (I dined out elsewhere). In short, this was a much over-priced stay; this coming from a reviewer who knows the BTN and Hove hotel market well, as I've been staying in various hotels weekly during a many months long renovation process of my local home. To my fellow travellers: better values for price are available elsewhere throughout this beloved city of mine. I do agree with prior reviews, though, that the location is fantastic, and the insides of the rooms are tastefully decorated.
