    If youre looking to buy here - DO NOT DO IT. We have lived here over a year now and have had countless issues. Lighting fixtures not being put in correctly, floor boards coming up, balcony floor not being put in properly, leaks, black mould, heating not working and NOW our lifts have been broken for FIVE WEEKS with no communication and no idea when they will be fixed. Incredibly rude and lazy management and they really dont care about residents one bit. AVOID AVOID AVOID!

    Left this 9 months to make sure it was balanced and represented the end to end experience. Sales were lovely and can't speak highly enough of Lesley who took the lead on my purchase. As usual plenty of snags which were resolved in a fair time frame (albeit the site manager kept trying to shortcut his way to resolving problems - often causing themselves duplicated or more expensive work. My favourite example of this is getting a decorative surgeon in to patch a tile which was cracked, rather than just replace which they decided to do after having him work on it for 7 hours). Several leaks in the first few months, including one requiring an entire wall to be pulled down. 9 months in and we are now: 1) Having to have Barratt investigate replacing all the radiators because they are far too small for the rooms (in some cases 3000+ BTU short). Numerous other properties have had to have the same remedial work done, so likely the designs never actually accounted for the correct room sizing (and no one can find the original calculations). 2) Being told that Barratts aren't responsible for tidying up the communal areas post construction (despite their Customer Service Rep on site telling 30+ residents in Core 5 that they would get their own painter in to tidy up after everyone had moved in / not to be careful in the process). Instead of owning their promise they've just pointed their finger to the management agent to charge it from our service charge. Also "forgotten" to finish decorating our entrances in the same way as all the other buildings with plants/furnishings as promised by sales so they simply look sterile.

    The whole development and the flats are nice, but Barratt is a horrible company when it comes to deal with damages. Almost all the residents had our radiators replaced due to bad planning from Barratt's side and Barratt sent technicians to do the job just two months, summertime, before the guarantee expired. So, as you can understand, we didn't have the chance to check if the radiators would have problems again, like heating properly or leaking. We reported a problem in November 2022, clearly a mistake of the incompetent technicians of this company that Barratt works with, and now Barratt claims that the guarantee has expired and it's our problem now. So, basically we have to pay to fix Barratts' faults. Also, First Port, the management company, asks tons of money for service charge every year, and their services are inadequate and very poor. Barratt is exploiting the living costs in London, and the need of people for an affordable home by overcharging/under-delivering at every opportunity.
