I purchased a brand new Tilia Homes property on a Tilia Homes Development. Overall, I can't say I'm happy with the quality of my Tilia property, or the planning, design, and construction of the rest of the Tilia development surrounding my Tilia property. We had multiple snags and issues with our Tilia property from the day we moved in, because Tilia had used poor subcontractors and cheap building materials when building the property. My property was also thrown together using the cheapest possible methods of construction - For example, Tilia opted to use block and beam construction for the ground floor, even though my property is right next to a main road. This results in the ground floor shaking whenever vehicles drive past my property, which is not only annoying, but has dramatically accelerated settlement of the floors to the point where my tiled floor in my Kitchen was damaged. Tilia used thin, flimsy, uninsulated and hollow metal stud partition walls (instead of wooden stud partition walls, and insulation) which does nothing to reduce noise transmission between rooms in the house. The first floor is constructed out of wooden I beams (instead of traditional, thick and sturdy joists) with no insulation inbetween, allowing all manner of noises upstairs to be heard throughout the property, and lots of bounce across the first floor. I could go on. The methods used to construct my Tilia property just makes the whole house feel cheap and tinny, even though it was an expensive property to buy. The Tilia Developments are full of tight, narrow access roads, which are littered with parked cars. This is because the vast majority of properties built by Tilia tend to have one or two parking spaces at most. We've been in our property now for almost five years and Tilia still haven't finished the development. They are SO slow to do anything across the development. The roads and paths are nowhere near finished and are therefore unadopted by the local authority. The roads and paths are littered with potholes, uneven surfaces, and chipped/loose kerbs and other fixtures. The communal, parks, and green areas across the developement have not been finished either. You can't reach the Tilia Homes customer service team whatsoever post purchase. Tilia Homes don't respond to phone calls or Emails. They just fall into a black hole. So, once you've purchased a property and have any issues you're pretty much on your own. I had to go through the NHBC in the end to get outstanding snags rectified. Not what I expected from a large developer. All in all, Tilia have a bad reputation for quality, and for finishing developments. I would not buy again. I regret my purchase.
