        Hotel is lovely, with clean rooms, tv and tea/coffee station and own bathroom. Nice decor, more updated than other B&Bs. Price is very competitive. Parking is available at the back (very tight but manageable). The staff are lovely, so friendly and helpful, with the best dog! Breakfast is outstanding. Location is fantastic - Pleasure Beach and Sandcastle are 5 minute walk, tram stop Velvet Coaster Wetherspoons and South Pier also at the bottom of the street. Have returned for 2 years running - would not go anywhere else!
