        Really friendly welcome from Jane and Steve , give a sense of nothing is to much trouble Nice clean room not large but functional Excellent breakfast facility and full English option Bar area nice , prices reasonable Private parking at the rear ( essential In this area ) Near a tram stop so easy to get to the pleasure Beach area Couple of small corner shops nearby which is handy for snacks

        Jayne and steve give you the warmest welcome, i have stayed here now several times with friends and family, and have always had a most enjoyable stay, great hosts, the breakfasts are fabulous and the rooms are always lovely and clean. I cant fault this place its a very affordable B&B with more than just a touch of excellence. Love it.
