I would give 0 stars if I could. I have rented for 10 years and have also been a landlord of a property outside of London for 3 years. How Choices operate is unacceptable and I would never rent from them again as a tenant nor ever use them as a managing agent for any of my properties, period. On my scheduled move in date, I did not receive my contract until half an hour before I was meant to move in. I was driving down the M11 when during my 3 hour journey I received a phone call from Esme saying that if I dont pay 2 months rent in advance + deposit and sign the contract online that they wont let me in. I had to pull over on the hard shoulder to get all of that done. Unacceptable and dangerous, particularly given that I was told by Choices that I wont have to pay until I had arrived and moved in. Whenever there was a problem with the house, they would never respond in good time, although they had no issues taking your money quickly. People come and go in the HMO, but a very problematic, mentally unstable tenant moved in. All tenants concurred regarding the disruptive behaviour of this tenant. Choices never listened or took action despite an excess of 25 emails being sent over a period of 3 weeks bringing the concerns with proof to light which included physical abuse. They constantly said, theres nothing we can do about it and to monitor the situation. The situation got worse as the days went by and eventually there was a potential MURDER in the house. The police was called and only then did Choices address the issue and change the locks so that the tenant couldnt gain entry. This was after the landlord of the property and the director of Choices were personally made aware of the issue. The conclusion Ive come to is that the general personnel at Choices do not care about tenants, they are only there to do a job and will run away from trouble whenever they can. Only at management level when things have escalated to an inhumane level, do they care enough to take action due to risk of reputation. My contract started and ended on the 2nd of the month. 2 weeks after I moved out, Choices charged me an additional 2 days in rent because I moved out on the 2nd. They basically ripped me off as my rent covers from 2nd to 2nd of each month since the start. They specifically told me to just pay the two days rent otherwise itll take months to dispute the issue through the tenancy deposit scheme. Once again, money guzzling agency. They will look for any way to grab your money. If you want an estate agent that cares enough, I would avoid them. Any 5* reviews from a 1 review account are blatantly their own staff.

Unprofessional is a nice way of putting it, Ashley the estate agent was 25 minutes late for the viewing - knowing that I had already been ready to make an offer the day before. Steer well clear, don't waste your time with these jokers.
