    We are a RTM Co managed by Bright Willis Ltd. We have recently discovered that we have been overcharged (you may wish to call it something else) thousands of pounds by Bright Willis and felt that we ought to warn every other RTM managed by Bright Willis of what we have discovered. After requesting to see all of the invoices in regards to the maintenance work carried out at our block of flats, based in Birmingham, we realised that most of the maintenance work invoices were from a company called B & L Property Maintenance, of Whitacre Heath, Warwickshire B46 2EF. We tried to find this company on Companies House website, but with no luck. We then decided to check a company called Borditt and Legitt Ltd as this was a Co mentioned on the spreadsheet that we had been given by Bright Willis in regards to our service charge expenditure. We were blown away by discovering that Dave Truman, who happens to be the Director of Bright willis, is also the Director of Borditt and Legitt Ltd. The only thing we couldnt marry up was the address, as Borditt and Legitt Ltd is registered in Stourbridge, DY9 9JW. We then checked the VAT registration of Borditt and Legitt Ltd and discovered that it is indeed registered at the same address as B & L Property Maintenance. Only after we exposed them, Bright Willis have now admitted that B & L Property Maintenance does indeed belong to Dave Truman. By now youre probably wondering why Bright Willis have kept it quiet and why they havent been transparent about B & L Property Maintenance. For starters, theres obviously a conflict of interest, but perhaps the more sinister reason is that they have been using B & L Property Maintenance like a shell Co, so that we the client doesnt get to find out the true value of our repairs and maintenance, or the true identity of the actual contractor carrying out the repairs. We have had some of the repairs checked out by professional tradesmen and we have learnt that we have most definitely have been overcharged which goes into the thousands. Take for eg, a non-return valve, which fits onto the supply of our drinking water tank, which costs less than 5 from Screwfix. We paid 635 plus VAT for the same part. The labour cost was 200 plus VAT which only takes around 2 minutes to fit. We knew something was suspicious when Alan Freedman upset a contractor that we, the RTM Co, had instructed to change our external lights. Our contractor was over a thousand pound cheaper than the one Bright Willis was recommending to us. As you can imagine, sadly there are loads of these types of examples but Im sure you have understood our message by now. I can imagine that this may of come as a bit of a surprise, but I sincerely urge all of you to go and check it out for yourselves.

    terrible company to deal with unproffesional. Take your money and do absoloutley nothing for ages. You have to contantly complain. There Director is rude and abnoxious and Samin Accounts should not be allowed to answer phones to the public her customer level service goes as far as a bin bag in a rubbish tip. How they managed to back door themselves into keeping the contract for our development with the Freeholder. Appaling and disgusting service!

    Our development moved to Bright Willis from SDL. We have been with them now for well over one year. The property manager and the rest of the team could not be more helpful. This is in stark contrast to our previous experience. We have regular contact to resolve issues and to review maintenance tasks. I have no hesitation in recommending Bright Willis to anyone who wants to work with professional people who are also friendly and approachable.

    Thieves and con-artists of the highest order. I've lived here for over 24 years; they demand at least 1000 a year for maintenance and building insurance (250 for a one bed flat in B31) from me, yet do NOTHING in return, NOTHING, even when simple issues - such as blocked guttering - are repeatedly reported. Shelley Hanley actually REFUSED THREE TIMES to send anyone out. I told her I'd pay privately, then deduct from their next extortionate invoice. 'You can't do that; you have to pay us,' she said. I did exactly what I said. My paintwork is peeling, the woodwork exposed. I've told them - REPEATEDLY. I receive NOTHING except a demand for more money. The lease terms say external painting should be carried out every 4 years. They have done it TWICE in over 2 decades, and that was after so much fighting it was unbelievable; I've had to employ both painters and gutter-cleaners several times privately to keep my place looking nice. I'm furious. It's a constant battle with these rob-dogs. STAY AWAY. And I'm NOT now happy with your management! What on earth have you lied for? Add 'liars' to the above list of negatives. Edit: Mr Paul Timmins and Ms Sue Whitmarsh are actually Mr and Mrs Paul Timmins, not two independent people. However, since the married couple have become directors of Shenley Fields, the house insurance has gone down from 250 to just 83. Clearly, Mr and Mrs Paul Timmins are exerting a rather satisfying choke-hold on Bright Willis' more nefarious financial dealings. Any chance you could persuade BW to clear the blocked and leaky gutters, and see to the utter mess that are the gardens? See photos for the forest growing in my gutters, and the broken fences. Since seeing my review in 2021, a full four years after it was initially posted, the inestimable Dave Truman of BW actually sent me a letter threatening legal action if it wasn't removed because a) my telling the truth caused Shelley, and I quote, 'considerable distress', and b) they found what I said, also a quote, 'absolutely dreadful.' I agree wholeheartedly; it IS dreadful, as is its foundation. The thing is, why on earth would I have written it if it weren't all damn true, and why did you take FOUR years to try and threaten a retraction out of me?

Edit: Mr Paul Timmins and Ms Sue Whitmarsh are actually Mr and Mrs Paul Timmins, not two independent people.
