    Used Eviction Management Services on 4 previous occasions and was always happy with the outcome. However this latest eviction which went to Wandsworth County Court and despite being a simple matter on mandatory grounds with in excess of 12 months arrears, seemed as though the system was being rigged from the outset !.. notification of review not received and case being struck out for non compliance when the notification was not received, this seems to be the most common. Then having got the case reinstated - but the notice of review hearing delivered with one days notice to get the bundle to court in time . This would have had most people seeing red ! However Charles took this all in his stride and sorted it out for me. Tenant tried to say he hadnt had the notices , the claim form, oh and of course didnt have any arrears despite not paying for over a year !.. tenant also claimed to have had COVID and was self isolating .. however we had evidence that he was working and again Charles took this in his stride and absolutely demolished the tenants defence. So, If you need an excellent tenant eviction specialist who is an expert litigator who can present the evidence superbly and get the job done , look no further ! . Although Eviction Management Services were not the cheapest (or the most expensive) I really feel that I got value for money . Which is why it pays to shop around ! Cheap is not always best !. Well done Charles Anderson !

    Paid for notices in June and then paid for possession orders back in September 2020. No application for possession order was ever made even though they had been paid for it and they had told me it had been made. Lost out on thousands in rent payments whilst I was lied to and told we are awaiting a court date. In Jan 2021 The person who took over from Charles after he passed away rudely explained this and acted like he was doing me a favour. When I asked why I was lied to, I was not given any explanation, and they implied I was lying about being told about waiting a court date. When I questioned why I would have paid over 1400 if i didnt think they would be taking the matter to court, I was told just because youve paid for something, doesnt mean youll get it. Absolutely baffling. In the meantime my arrears had built up to over 12 months and at no point did anyone take ownership of the fact that their lack of action and lies had cost me 8 months of time and rent arrears. Avoid like the plague. As another commenter has mentioned, dont be swayed by all the positive reviews as they look to be faked. I was told by their own solicitor that 200 other people had been let down by their company in the same way as I had. When you are in the unfortunate position of requiring eviction services. It is an extremely stressful time, doubly so during a pandemic, so to be lied to, and be put in a worse financial situation during that time is criminal in my opinion. Whilst I did get a refund in the end (believe me it was not straight forward) the 8 months of rent arrears that built without getting anywhere makes that look like pocket change in comparison. And it meant I had to start the process all over again as the Section 8 and section 21 notices werent even valid. Disgusting service overall.
