For a one night stop over in Berwick it was fine. Great location, easy free parking. Helen the host is lovely and the breakfast was great. But the rooms and interior need a LOT of TLC. For the price it was ok, but if I was rich I'd invest in it and make it a palace! It could be a gem!!

This is rather a difficult review to write. There are many positives about the property so I'll list those first: The location is fabulous. There is parking outside the front door, the town walls are about a minutes walk and the town hall and high street maybe two minutes. Helen is a wonderful host, chatty and knowledgeable. The other side of the coin is that the property is run down, untidy and in severe need of maintenance and updating. I can imagine it is a struggle running a property such as this but if you are going to advertise it as a guesthouse then that's what it needs to be, not a dosshouse. There are other people staying there, and I can imagine the income is a life saver, but they really had no idea how to interact with paying customers. One of them was washing in the sink when we came downstairs and then walk to his room just in his boxers. Not a big issue but again it comes down to which income stream is more important. The house has the potential to be a fabulous boutique B&B but to do so would need a lot of investment. It's not there at the moment.

My experience was one utter awe and shock. One room had peoples clothes and personal hygiene affects in and buubles left in the bath. Other room substandard also. We were greeted by a couple that looked like they had just come of the shoot for Michael Jacksons Thriller and were intoxicated to high heaven on God knows what. First night all night was banging and screaming and doors being slammed so hard that the entire building shook. No need to elaborate on the other nights I think.

My review of this squalid house has been removed. Couldn't stay there - no locks on the bedroom door and the most disturbing experience I've ever had, being pushed by a strange man into a bedroom. I did not stay and was not refunded. Nothing like the photos at all. Apparently rents rooms to undesirable tyes out of season do not stay here.
