Very irresponsible property adviser pathetic I am facing very very bad experience with them

My mum wanted to rent a short-term rental property that was advertised by Smartmove, whilst she was completing the sale of her own property. When the agent mentioned the owner also wanted to sell the property but is renting it until he finds a buyer, my mother said she would be interested in purchasing it also, so a rent to buy agreement was agreed. I was then sent a whatsapp msg to my phone from the agent with unknown bank account details claiming to belong to the owner and asking for 300 to be sent! I was obviously alarmed and called to express my concerns. The agent told me she was working from home and had issues with her company emails so thought communication via whatsapp to be the best alternative, which is completely unprofessional in my opinion. I obviously did some research on the company and called the main office to verify this sale and method of practice which they confirmed was legitimate. Even though they didn't send over any documents outlining the agreement, no terms and condition or anything, I still chose to give the benefit of the doubt (my 1st big mistake) and sent the 300 along with my own terms and conditions as they wanted another deposit to confirm the purchase will follow. The conditions were very basic, standard requirements that stated we reserve the right to pull out of the sale and get the deposit refunded if the survey comes back unsatisfactory, if our lender refuses to give the full mortgage offer on the property or if the owner pulls out of the sale. The agent old us the owner refuses to agree to the last condition and so my mum decided not to agree to purchase the property but would still rent short-term whilst the owner waits for a buyer. The agent then told us that my mum can no longer rent the property short-term if she doesn't agree to buy it and refused to give the holding deposit back even though they are the ones refusing to let my mum rent it. This is daylight robbery and is completely unprofessional. I wouldn't recommend them to my enemy and I hope noone else gets caught up in their scams. PLEASE STAY AWAY FROM THEM!

I've been a tenant with smart move here in Bedford for a couple of years. They've always been very helpful friendly and will try to & do resolve any issues as quickly as possible
