Strutt and Parker left my heating oil tank to leak for 50 days. Is this part of your environmentally sustainable approach to business? You employ bullies and incompetents who can't respond to inevitable complaints due to the illegal houses you rent. Four in Bishops Stortford have been used as cannabis farm's due to the staffs laziness and appalling attitudes. Their contracts refer to expired legislation and they only enforce the parts that mean they don't have to get off their lazy bums and do some work Awful just awful

Note this review is about Strutt & Parker who are owned by BNP Paribas. I have forwarded a complaint about S&P to the head of U.K. operations three times but had no response, hence they inherit the one-star review of their subsidiary. Review of Strutt & Parker (Salisbury) Utterly appalling. Kept telling me that I had arrears despite over 100 emails explaining that my rent was due on the 21st of the month, not the 1st, as per my tenancy agreement. Advised them of damp issues in 2014. No response. And again in 2015. No response. In 2017 I queried again, after having carpets replaced after 15 years (10 years of chasing) which revealed, as expected, black mould. I queried again and was served a section 21 Revenge eviction. Utter slum landlords. I stayed in the property due to convenience of location and that it was a ground floor flat and I have a spinal injury. Any landlord that cant read a tenancy agreement and bill correctly accordingly and who knowingly leaves their tenant with black mould needs to be avoided at all costs, if not closed down. Clearly Im not the first to complain about this office. I doubt Ill be the last. Utter incompetents, all of them. Edit: it took until August of 2019 for the bookkeeping department to realise that they had indeed double billed me *three times* over the course of the tenancy. The only reason this came to light was because I kept insisting that there was no possible way I could have any level of arrears, and certainly not that high! I had them send me my rent book in excel where I could note their errors and send it back to them to correct. If, as i was told, the bookkeepers had gone through the file three times and this hadnt been found, questions relating to potential fraud or general incompetence have to be raised, which is incredibly worrying. To date, S&P are still chasing for months rent despite me having moved out of the property so the saga continues. Their incompetence and bullying over the past couple of years have landed me in hospital in hypertensive crisis (my usually-normal) blood pressure shot up to 230/113 which is the stroke and heart attack zone. This lands very squarely on the shoulders of Strutt and Parker Salisbury and is clearly noted in my medical file. I attempted to raise a complaint within their office and was told that I was not able to as they have raised a section 21 to evict me even though I have already moved out of the property. So, this is going to BNP Paribas, who own Strutt & Parker because if a company seems itself to be ethical after double billing in more than one occasion, refusing to fix damp, reporting incorrect arrears, refusing to take on a complaint and putting someone in hospital, this is sub-par behaviour. Tenants need to steer clear and landlords need to know who will be representing them. At the end of the tenancy, they provided no means to collect the keys (property is in Bournemouth), so I left them in the mailbox. When I went to visit a friend a few weeks later, they were still there. Talk about a security risk! Have passed the case to my solicitors to deal with reporting g false arrears, harassment and potential fraud. Steer clear of this lot, and by extension, BNP Paribas. Incompetent and dangerous in the extreme.
